. Apfee-\.\ lefu (" .

This project basically amounts to putting a house on top of a house.
It would intrude on our privacy, obstruct our view and diminish our property value.
While it may fall within zoning requirements, that always has just been the starting point
for Pleasanton. The city historically has taken into account the impact of a development
on the quality of life of surrounding properties, including privacy and views. And where
there have been concerns raised by surrounding property owners, the city has required
concession and compromise to achieve a project with which there can be a co-existence.
In the case of the lower Abbie street development, surrounding property owners were
granted view easements. In the case of a Zuniga Court remodel, the applicants had to
lower the visibility of an add-on structure by 12 feet to accommodate the concerns of a
neighbor and a Happy Valley developer had to limit new construction to one story to
alleviate the concerns of existing property owners that their views and privacy would be
compromised.
In our neighborhood, there is indeed a mix of one story and two-story homes but a careful
review will show that in our terraced neighborhood, there are no two-story homes of the
type the Knights are proposing that would look over the yard and into the home of the
neighbor behind them.
From our home as it is now, we have a filtered view of the horizon, trees, hills, some
rooftops and sky. Everybody has a different perception of what constitutes view, and
indeed Pleasanton does not have a definition of view. But we know what it's not
looking out at a structure from our kitchen and family room area. That's what would
result should this project go forward as it is currently configured. Hopefully, we can all
come to a compromise. Thank you.

~~ io~s

12-0/6~

PA'P - '13
RECEIVED

APR 2 0 2006

CITY OF Pi .EASANTON
PLANNING DEPT.
