Page 2 of2

In the meeting of a few weeks ago, we then agreed to share the cost of a new fence that would be located where
your existing 4 Yz foot fence is. I believe there may remain some uncertainty as to how high that fence might be
and could the height and amount of lattice vary based on the key privacy questions. It is my belief that, since you
are not inclined to have a taller (6 ft. plus 1 ft. of lattice) fence across the entire rear yard, that a 5 ft. (solid) fence,
with 1 foot of added lattice might be a reasonable consideration with only an approximately 16 foot section
(located between our proposed master bedroom transom windows and your patio doorlwindow) that might need
to have a stepped-up 2 feet of lattice extension. I believe that this would not be overly oppressive, or
claustrophobic, and yet would retain some additional privacy security for your kitchen area. Of course, this is
something for you both to decide.

So, we would like go back to our original offer we made prior to the Planning Commission meeting, to pay for an
entire new fence, to replace the existing 4 Yz fence. We have gotten several quotes and feel that $3,500 would
cover this cost, including the removal of the old fence. We would also offer $1,500 as a share of replacing the
existing "property line" fence that clearly needs replacing. If you decide that putting in the retaining wall is what
you would like to do, we would no longer need the lower (or property line), fence. Therefore, in the case for the
retaining wall option, we are willing to contribute a total amount of $5,000 to that overall project (wall plus new
fence). In other words, with either scenario, we are willing to contribute up to $5,000. This is in addition to the
other agreed upon landscaping additions of 2 trees that we remain committed to. We realize that this is probably
not a 50/50 share of the likely cost, if a retaining wall is your preferred option. But we do feel it is a fair
contribution since the retaining wall would be a significant property improvement, with an increased usable rear
yard, and is not the sole option for mitigating any remaining privacy concerns.

We hope you feel this is a reasonable offer and we are making it in good faith. We certainly would like to talk
more about it face to face once time permits.

Sincerely,

Stan and Stacey Knight

From: l _
Sent: Tuesday, October 03, 2006 7:49 PM
To:
Cc: Jlserson@ci.pleasanton.ca,us
Subject: follOWing up

J

Stan and Stacey,
Wanted to get back to you to let you know that we have begun looking into the construction of a
retaining wall and fence as part of the mitigation measures in regards to the second story addition to
your home. We had a landscape company recommended by Peter Schutts come by today for an estimate.
We're having another company come by Saturday to give us another estimate. A third company came by
last weekend and gave a ballpark figure of about $16,000 just for the retaining wall. With the demolition
of the two old fences and construction of one new one, we're thinking the cost could be around
$20,000. Hopefully, it will be less but as of now we don't know. We will have written estimates soon but
we wanted to know how you feel about splitting this type of cost because it is much more than we
expected. Please let us know and if we do come to some sort of agreement we can have Jerry Iserson
write it into mediation report. Also was wondering jfyou heard back from Peter about the revised sight
line drawings. Sincerely, Dennis and Barbara Georgatos

Check out the new AOL.
