ATTACHMENT 18

John P. Corley
Law Offices of John P. Corley
699 Peters Ave., Suite C
P.O. Box 2
Pleasanton, CA 94566
(925) 846-3231
(925) 462-0837 - fax

February 7, 2007

To: Mayor Jennifer Hosterman
City Council Member Cheryl Cook-Kallio
City Council Member Cindy McGovern
City Council Member Matt Sullivan
City Council Member Jerry Thorne
Planning Director Jerry Iverson

This letter is written at the request of Frank Auf der Maur and Konrad
Rickenbach, the owners of real property at Bernal A venue and Stanley
Boulevard, the subject of the Regency application for approval of a shopping
center development.

As traffic appears to be an issue, they believe that it is appropriate to
discuss the traffic history of this property.

In 1985 Frank and Konrad signed an option agreement with Santa Anita
Development for the construction of a shopping center where Regency now has a
similar request.

We were asked to meet with the City Manager, Jim Walker, and Planning
Director, Bryan Swift. We learned that the City had a serious traffic problem on
Vineyard A venue and that a moratorium had been placed on new construction in
that area.
