MOBILE HOME PARK LEASE AGREEMENT <br /> <br /> This lease agreement (hereafter referred to as "Agreement") <br /> made and executed this day of , 1988, <br /> between located at <br /> , Pleasanton, <br /> California, hereinafter designated the "Park" and <br /> , hereinafter collectively <br /> designated as the "Resident", consists of the following <br /> agreements: <br /> <br /> 1. SUBJECT TO RENT STABILIZATION AGREEMENT: Park and <br /> Resident acknowledge that Park has executed an Agreement for <br />Stabilization of Mobilehome Space Rents with the City of <br />Pleasanton and the Pleasanton Mobile Home Owners Association (the <br />"Stabilization Agreement"). The provisions of said Agreement are <br />hereby incorporated into this lease by this reference and shall <br />control the provisions of this Lease. A copy of said Agreement <br />is attached hereto as Exhibit A. <br /> <br /> 2. TERM: Park leases to Resident the premises known as <br />mobilehome site or Space No. , (hereafter "said premises") <br />in the Park to be used by Resident as his residence and no other <br />purposes for the term of , <br />commencing on the day of . <br /> <br /> 3. RENT: Resident agrees to pay to Park as rent for said <br />premises the sum of Dollars <br />($ ) per month. Park may, upon the service of at least <br />sixty (60) days written notice to Resident, increase the monthly <br />rent annually. Each such increase will be limited to: <br /> <br />Insert Formula A or Formula B from the Agreement. <br /> <br />Notice of all annual rent increases shall include itemization <br />each change in Cost of Living, Capital Improvement Costs and, if <br />applicable, the Operating Cost Adjustment. <br /> <br />For purposes of calculating the Operating Cost Adjustment, the <br />Park will use a yearly reporting period which ends ninety (90) <br />days prior to the anniversary date for the annual rental <br />adjustment. <br /> <br /> 4. UTILITIES: As additional rent, Resident agrees to pay <br />on the first day following billing,the charge for the following <br />utilities or services furnished to Resident: <br /> <br /> [List utilities as provided on November 1, 1987] e.g. <br /> a. natural gas <br /> <br /> b. electricity service to Resident's homesite, etc. <br /> <br /> 5. FACILITIES: The following facilities will be provided <br />by Park during the term of this Agreement unless modified or <br />changed as provided by law: <br /> <br /> <br />
