[List facilities as in existence on November 1, 1987:] e.g. <br /> a. Clubhouse which includes assembly room, kitchen, <br /> library, and billiard room, including fixtures, <br /> furniture, and equipment; <br /> <br /> b. Swimming pool, heated at Park's discretion; <br /> <br /> c. Coin laundry facility; <br /> <br /> d. R.V. and boat storage facilities, subject to a monthly <br /> charge when space is available; <br /> <br /> e. Car wash facility. <br /> <br /> 6. SERVICES: The following services will be provided by <br />Park during the term of this Agreement, unless modified or <br />changed as provided by law: <br /> <br /> [List services as provided on November 1, 1987:] e.g. <br /> a. Janitorial service of common areas; <br /> <br /> b. Maintenance of common area landscaping; <br /> <br /> c. Resident Management; <br /> <br /> d. Pick-up of one (1) 30-gallon garbage container per <br /> homesite, weekly. Pick-up of additional containers must <br /> be at the sole expense of Resident; <br /> <br /> e. Water service to Resident's homesite. Park reserves the <br /> right to install individual water meters at each <br /> homesite at any time, and to bill Resident monthly for <br /> water use at such rates as are permitted by law, subject <br /> to an initial rent reduction corresponding to reduction <br /> in cost of providing water services. <br /> <br /> 7. PAYMENT OF RENT: Payment o rent is due on the first day <br />of each month at the Park office without any set-off, <br />counterclaim, or deduction whatsoever. As additional rent, a <br />late charge of 6% of amounts owing will be imposed if rent is not <br />paid by the fifth of the month. This charge does not, in any <br />way, relieve Resident of his obligation to pay rent by the first <br />of the month and is levied to cover the costs of additional <br />accounting and collection expenses. Additionally, there will be <br />a $10.00 handling charge for all checks dishonored by Resident's <br />bank for any reason. <br /> <br /> 8. THE MOBILEHOME RESIDENCY LAW: Attached hereto, market <br />Exhibit "B", and by this reference made a part of this Agreement <br />as though set forth in full at this place, is a coy of the <br />current Mobilehome Residency Law, and by signing this Agreement, <br />Resident acknowledges that he has received a copy of that law. <br />Amendment to the Mobilehome Residency Law shall automatically be <br />incorporated in this Agreement as required by law. <br /> <br /> - 2 - <br /> <br /> <br />
