Commission meeting was the visual prominence of the house. While the color choice is
more vibrant than the tan and heige that is seen in many homes in Pleasanton, he has
made other efforts to minimize the prominence of the structure. The garages are setback
about 95 feet and the house is :setback about 125 feet. The house is 80 percent of the
square footage on the first floor and is L shaped. There will be extensive landscaping
including trees and a vineyard between the house and the road. He noted that this house
will be on a flat lot and the landscaping tries to make it less obtrusive. He has offered a
lighter base color and muted trim as a compromise to address these concerns. The
Planning Commission did have a concern with the number of trees on the lot and use of
palm trees along the driveway. His current landscaping plan calls for 53 trees; this is on a
lot that does not have any trees and is surrounded by pastureland that has no trees and a
golf course, which will have relatively few trees, ff he plants the 87 trees that the staff
report requests, his property will have far more trees than any of the other surrounding
properties, or any other property in Happy Valley. The staff report indicates that
proposed palm tree lined driveway is too formal. The palm trees will reinforce the
symmetry of the vineyards and are consistent to the planting of palm trees that can be
seen in many turn of the century, California, rural residences. His goal is to leave with an
approval and he is willing to work through the landscaping details.

Mr. Brozosky noted that staff had some concerns about the proposed color tones
for the house. He asked Mr. Adams to comment on the color tones he was proposing
versus what staff was recommending.

Mr. Adams believed that there were was room in Pleasanton for houses that were
not earth tone and beige. The Happy Valley residents agree that there are many different
colored homes in Happy Valley, and most residents preferred the lighter color to the
darker color. He is willing to find a color that is agreeable.

Sandy Richert, 1340 Happy Valley Road, has reviewed the plans, and she does
not have any issues with the design as it is proposed. She would like for Mr. Adams to
be able to move forward with his project.

Vanessa Kawaihau, 871 Sycamore Road, believed the Adams family should be
allowed to build this house and maintain the original color.

Vince Barletta, 6290 Laura Lane, noted that he met with Mr. Adams on behalf of
the Alisal Improvement Club and reviewed the elevations, color board, landscape plan,
and site plan. The Adams family considered the semi-rural nature of the area and
concerns raised by current residents about new construction in the Happy Valley loop
impacting the current neighborhood. The Alisal Improvement Club believes the Adams
residence will be a nice addition to the Happy Valley neighborhood. He encouraged
Council to approve the design without changes.

Jay Lofthouse-Zeis, 6028 Alisal Street, spoke in favor of the proposed project.
He encouraged Council to approve the project as the applicant originally submitted it.

Pleasanton City Council 30 05/18/04
Minutes
