<br />n <br />~J <br />operation or use of the subject premises, and City and its agents <br />hereby agree to pay and discharge all costs, charges and expenses <br />that may be incurred in connection therewith and any and all <br />judgments that may be rendered by reason thereof. <br />6. No Liens. City shall keep the premises, and any <br />improvements, facilities, or equipment of Owners located thereon, <br />free from any liens arising out of any work performed, materials <br />furnished, or obligations of any kind whatsoever incurred by <br />City. <br />7. Utilities. Owners shall be responsible for the payment <br />of all taxes, water, gas, heat, light, power, telephone service, <br />and other public utilities of every kind furnished to the <br />premises and all other costs and expenses of every kind <br />whatsoever of or in connection with the use, operation, and <br />maintenance of the premises and all activities conducted on such <br />premises. However, if the City installs lighting, the City shall <br />be responsible for its pro-rata share of the cost, provided the <br />lighting is connected to the Owners' electrical system. <br />8. Binding Effect on Successors and Assigns. The <br />provisions of this license shall apply to, bind, and inure to the <br />benefit of City and Owners, and their respective heirs, <br />successors, legal representatives, and assigns. It is understood <br />that the term "Owners" as used in this Agreement means only the <br />owners, a mortgagee in possession, or a term lessee of the <br />building, so that in the event of any sale of the building or of <br />any lease of the building, or if a mortgagee shall take <br />- 4 - <br />
