F.XHTRTT R
Item Gc
Staff Report
DESIGN REVIEW I3()AItD
February 22, 1.984
SUBJECT: 'L-84-39
APP.LICF,~IT: Pdor_thwood Homes
Pi.ii2P0~I~: A}~plication for design approval of t.wc.> ~•?arehouse
bu~_ldings and one office/commercial ser~~ice building
totalling approximately 43,000 sq. ft. on an
approximately 2 acre site located at 39 California
Avenue.. 'T'he property is zoned PIJD-Cornm~~rcial
D_~:_,tri.ct.
ATTACHMEN`1'S: 1, Negative Declaration
?.. I:xhibi.t A, Site P].an 1~,1_evation~; ~lnd
Landscape Plan
On Dc:c~z~rnbf~r 14, ]..983, your Board denied the application of Northwood
ITomos i:or: dusic,n approval for a commercial service complex proposed
for the approximately 2 acre site located at 39 California Avenue.
The basis for your denial was that you felt that the minimum front
setback of t:he project should be 30 ft. rather than th.c. 20 ft. shown
for_ a portion of_ the front building. This matter wa:, appealed to
t:ho City i'o~u~c~i_1 and on .1/9/84, the Council upheld yorzr decision by
clenyinci thc~ aplx~al . No.r_ thwood }Tomes has now redes.i.gr.e:t the project
sothat a 3~J ft, front setback will be maintained.
7:'lre r: ev:ised project is v:i..rtually identical to the onE~ originally
submitted. "r'}7.ree buildings are shown, two one-story w~~rehouse
,truci.ux:e~ at the rear of the property and a two-story combination
office/conunerc:ial service building at the front. `hhE' :'ront building
is set back a minimum of approximately 34 ft. from the front property
line of the subject site. The architecture of the buildings is as
originally proposed - tilt up concrete structures utilizing standing
seam metal roofs, bronze anodized aluminium window frames with bronze
glass and cement buttresses to provide architectural interest. The
two-story structure maintains a covered walkway feature at the front
of the building. Colors employed would be shades of brown and tan.
The increased setback was made possible by shifting ±-he two-story
struct:u.r.e toward the northern property line and providng parking
along the southern side of the site. This necessitated providing
one more driveway to California Avenue, but it a1_so ~~llo~aed more
parking to be made available at the front of the t~ao story building.
The total sc.luare footage of building area has beer. reduced by approxi-
mately 530 sq. ft. Parking has been increased by .1 larking space.
Loading areas will still be provided in c~arh war_ehou:;e }wilding.
