DEFERRED IMPROVEMENT AGREEMENT <br />THI5 AGREEMENT is made and entered into on the 1~ day of <br />~~!~Q~~2,~~,J , 1984, by and between PLEASANTON STATION ASSOCI- <br />ATES (hereinafter referred to as "Developer") and the CITY OF <br />PLEASANTON, a municipal corporation (hereinafter referred to as <br />"City"). The City and Developer agree as set forth below. <br />WITNESSETH: <br />A. Developer is the lessee of real property in the City of <br />Pleasanton described in Exhibit "A", attached to this agreement <br />and made a part of it by this reference, which consists generally <br />of an approximately 4.6 acre site located between First Street <br />and the Southern Pacific railroad tracks from Angela Street to <br />Bernal Avenue extension and on the Southern Pacific depot site. <br />B. Developer has applied for and received City approval to <br />construct five commercial buildings consisting of 70,000 sq. ft. <br />on the subject site. <br />C. As a condition of development approval, the Developer is <br />required to replace the existing six-inch sanitary sewer main <br />with a new 12-inch V.C.P. sanitary sewer main from the intersec- <br />tion of First Street and Abbie Street to the intersection of <br />First Street and Angela Street. Developer is also required to <br />install a 15-inch V.C.P. sanitary sewer main from the existing <br />manhole at the intersection of First Street and Bernal Avenue to <br />the intersection of First Street and Abbie Street on First <br />- 1 - <br />
