Following Aliquot's preparation of finished roadway improvement plans, as
approved by the City, including the utilities and the retaining walls (collectively "Aliquot
Final Plans"), and subject to the reimbursement provisions of Section 9, below, Seller
shall construct, or cause to be constructed, on Seller's property a finished graded 18 foot
wide paved roadway with shoulders for the benefit of City and Seller, including the
following improvements:
A. Retaining walls constructed of VersaLock block or equivalent type
materials (as designed by the vendor, if applicable) necessary for the Seller to
construct the finished graded roadway on the property to provide access from
the reservoir site to Old Vineyard Avenue (as identified as City retaining walls
in Exhibit D attached hereto).
B. Concrete curb and gutter as necessary to construct the 18-foot wide road as
shown on the Aliquot Final Plans.
C. An 8-inch diameter sanitary sewer main with appropriately spaced
maintenance hole structures between Old Vineyard Avenue and the end ofthe
new roadway (approximately 1,8501ineal feet) and new sewer laterals for
seven lots between the new sewer main and the building lots (stubbed five feet
past the edge of the roadway to serve lots 1 through 7 of the private
development). Two-way cleanouts will be installed on the end of each lateral.
D. A 12-inch diameter water main between Old Vineyard Avenue and the
sampling vault at the end ofthe new roadway (approximately 1,850 lineal
feet), with new water service laterals stubbed five feet past the edge of the
roadway to serve lots 1 through 7 of the private development.
E. An appropriately sized storm drainage line and appropriately placed
manholes and catch basins to handle the reservoir overflow/drain system,
roadway surface drainage, and the future building pad drainage (for all private
lot drainage that can reasonably be drained to a new storm drain line within
the roadway) for the private development.
2
