Portion of Plot 44 and a portion of Plot 45 of the Bernal <br />portion of the Rancho E1 Valle de San Jose, as described in the <br />decree in partition of said Rancho, dated April 1, 1869 and <br />recorded April 12, 1869 in Book 40 of Deeds, at page 315, Alameda <br />County Records, described as follows: <br />Portion of the 16.417 acre tract, more or less, conveyed by <br />Manuel Martin to Ambrose Rivolta, et al., by deed dated May 31, <br />1944 and recorded June 19, 1944 in Book 4543 of Official Records <br />of Alameda County, at page 393, described as follows: <br />Beginning at a point on the northeastern line of Rose <br />Avenue, distant thereon north 41° 50' 30" west 16.04 feet from <br />the intersection thereof with the dividing line between said <br />Plots 44 and 45 (the bearing of the northeastern line of Rose <br />Avenue being taken as north 41° 50' 30" west for the purpose of <br />making this description); and running thence along said line of <br />Rose Avenue, south 41° 50' 30" east 60.00 feet; thence north 48° <br />9' 30" east 239.00 feet more or less, to the northwestern line of <br />said 16.417 acre tract to the ACTUAL POINT OF BEGINNING; thence <br />along the last named line north 31° 27' west 61.00 feet to the <br />intersection thereof with a line drawn north 48° 09' 30" east <br />from a point on the northeastern line of Rose Avenue distant <br />thereon north 41° 50' 30" west 16.04 feet from the intersection <br />thereof with the dividing line between said Lots 44 and 45; <br />thence south 48° 09' 30" west 10.00 feet; thence south 31° 27' <br />east 61.00 feet; thence north 48° 09' 30" east 10.00 feet to the <br />point of beginning. <br />3 <br />
