11. In addition to the City Facility, City may <br />also pay for, install, or construct on the Case Avenue site <br />during the lease term, other improvements, buildings and <br />structures, such as additional dressing rooms, bleachers and <br />other additions which the City determines to be necessary for the <br />increased efficiency or general betterment of the City Facility. <br />12. Upon the commencement of the lease term, or upon <br />filing of the notice of completion, whichever occurs later, City, <br />as lessee, shall: <br />(a) Throughout the term, except as provided in <br />subparagraph 17g, at City~s sole cost and <br />expense, maintain the City Facility in good <br />condition and repair. City shall promptly <br />and diligently repair, restore, and replace <br />as required to maintain and comply as above, <br />or to remedy all damage to or destruction of, <br />all or any part of the City Facility <br />resulting wholly or in part from causes <br />required by this lease to be covered by fire <br />or extended coverage insurance. <br />(b) Have the right to make alterations to the <br />City Facility that City requires in order to <br />carry out community recreation. <br />(c) Pay for all separately metered utilities <br />furnished to or used by it, including gas, <br />- 6 <br />
