electricity, water, telephone service, and <br />trash collection. City shall pay for its own <br />janitorial service for its the City <br />Facility. <br />(d) Pay all real and personal property taxes, <br />general and special assessments, and other <br />charges of every description levied on or <br />assessed against the City Facility, personal <br />property located on or in the land or <br />improvements, or the leasehold estate, to the <br />full extent of installments fully due during <br />the term, whether belonging to or chargeable <br />against the School District or the City. The <br />City shall make all such payments directly to <br />the charging authority before delinquency and <br />before any fine, interest, or penalties shall <br />become due or be imposed by operation of law <br />for their nonpayment. <br />13. All improvements on the Case Avenue site at the <br />expiration of the lease term or sooner termination of this lease <br />shall, without compensation to the City, then become School <br />District's property free and clear of all claims to or against <br />them by the City or any third person, and the City shall defend <br />and indemnify the School District against all liability and loss <br />arising from such claims or from the School District's exercise <br />of the rights conferred by this paragraph. <br />- 7 - <br />
