site, and we don't know whether or not that 40 feet is an entire plane across, because
there is some relief, and we don't know if that is actually a net or an average as we do not
have that particular information. We are really here tonight to get direction from the
Commission in terms of location and siting.
The comments that may have been previously discussed regarding the actual topographic
form and if it is in step with the land use plan in terms of the geometric fashioning is not
for consideration this evening. What we are hoping to get is really a broad brushed scope
and direction from the Commission in terms of the overall project, the elevations, and the
architecture.
One of the things that I do think is important to note on this particular project is that
whatever grading does occur, the applicants have indicated that that cut material would .
actually be utilized in filling. And one of their main objectives, although they have six
_ low-density residential lots towards the northerly side of the property, is not necessarily
to develop those with low-density residential but to use any fill material that maybe
developed in order to terrace or step or create actual vineyards along the frontage in
preparation of future development.
The exterior elevations do not do justice because this is an Italian villa with quite a bit_of
articulation. and form variation: It is a two-story residence that is quite nicely detailed,
with the fenestration and the articulation and variation. What is not shown on the ••
elevations is that there is a basement floor of between 700 and 1,000 square feet under
part of the floor plate of the home itself, which will be used. as a habitable area.
• , ; • I also want to include for your consideration the~~visual impact of sites. The applicant has
provided site sections of the property, looking from Vineyard Avenue up the hill where
there is heavy vegetation, and an idea of what the actual grading and the siting of the
house would look like. But again, from the location of the roadway, there's not very
much relief, and then it does incline, and again, you can see this particular impact as far
as visual sense from the roadway.
And finally, as you come up the existing drive and curve around the site to the flat area
where there is a less vegetated area for the site location of the home, you can see that the
main entry of the home. They have also provided significant landscaping around the site
to not only screen, but to actually add vegetation to the site. It is very nicely done.
And with that, I'd like to let the applicant present more of the architecture and the details
of that architecture on this prof ect.
Chairperson Maas: Okay, very good, thank you. We'll just continue on, if that's okay. I have
three speaker cards, and the first one I have is Peter MacDonald - is that where you
wanted to start? Okay, good evening. Welcome to the public hearing.
Mr. Peter MacDonald: Chair Maas, members of the Commission. I'm Peter MacDonald, and
I'm basically just going to introduce the speakers, but I want to say that Dan and Belinda
3
