though, they ask me to do their offices and other things, but really, I just do custom
homes, and most of the work that I do are estate homes.
So, I prepared a footprint for Brian and Greg, a site plan, and one exterior elevation. And
that exterior elevation is the one that is seen as they come up the driveway and see the
house, not from down below. The initial designs are basically what you see today. We
were exceeding the 25-foot at that point, in 2001. We had a small portion of the house
that we wanted -two stories - and by doing so, it really allowed us several things. We
were actually 21/z feet over. Right now, we're a little over three feet over the 25-foot
limit. However, we've discussed that, and I know we can be back to the 2%Z feet over the
25-foot level. But by going two stories, we do several things. We eliminate a lot more
area on the pad; we have less area to make a pad; and we also get a variety of roofs. As
Donna has pointed out, the articulation of the roofs was very important to us to establish
the style of the house.
In fact, the ridge that you see that's just below the cupola, it is over 28 feet above the
main floor, and it only consumes a little less than three percent of the entire roof of the
house, so it is not much. But that does not include the cupola.
Brian's comments to the site plan, the siting of the house, the floor plan, and the
_ elevations were asfollows - he felt that he had no problem with the 2%2 feet so we
continued with that. He felt that the 27% feet that we were proposing could not be .
- visually distinguished from below, and he liked the difference in the articulation of•the
roofs, and that was part of the elements of the house.
He did suggest one major thing that we did; we moved the house farther from the pad
edge, which is where the old house is; so that visually, it would not be seen as much: So
• we have moved the house back. His other comments were minor. He wanted us to revise
the access off of Vineyard Avenue, and he wanted us to work with the Fire Department to
see if we could use the old road, and just have a 20=foot right-of--way. And since then,
RJA, the civil engineers, have worked with the Fire Department, and we have done that.
We have changed the access off of Vineyard Avenue.
Remember, it was at the beginning of 2002 that we did all this work. Shortly after that
meeting, Greg Plucker called me and asked if we could look at some other solutions for
siting. He asked if we could do two of them. One was directly above the old house and
work our way up the hill; the other one would have been to the north, which is toward the
Reznick and Roberts house, to stair-step the house that way.
So, we did some block studies for them, and it was evident that it was going to more
visual from below. First of all, we would have been taking out the majority of the trees
that are above the old house, and the house would be far more visual. Going the other
direction would have done the same thing - it would have been far more visual to the
Reznicks and the Roberts house. There was one other reason that we decided not to take
those solutions, and that was that the owner felt that they would have to be driving in to
their estate home at the garage level, and then going up to the house. And that was not
7
