in that location, you see all of Ruby Hill, you see the entire city. So, it just did not
become a good place to put the house.
I just wanted to respond real quickly to Mary Roberts. The fact of taking the dirt and the
soil is okay for compaction, and we can put it down on a lower part of the site. We do
not have to get rid of it.
Do you have any questions in regard to this plan?
Chairperson Maas: Are there questions of the architect?
Commissioner Blank: I just want to understand that what you are currently proposing -and this
is based on some of the visit that I had this afternoon - is that this existing residence
would stay?
Mr. McInnis: Yes.
Commissioner Blank: And this would be refurbished or remodeled?.
Mr. McInnis: Yes, it will be. It will be a new guest house instead of building the new home that
we have proposed.
Commissioner Blank: And then, the guest house that was on the other side goes away?
Mr. McInnis: That's right.
Commissioner Blank: Are you then counting the existing residence as the second residence of
your entitlement?
Mr. McInnis: Yes. And just further on that, the barn garage would stay, and then we would not
have to build it on the opposite side, either. This would be our barn.
Commissioner Blank: And that would be potentially refurbished as well, I assume?
Mr. McInnis: Yes, it would be. This was going to be a working vineyard; this was the idea.
Commissioner Blank: So then ,you would plant grapes on the ledges that are down below?
Mr. McInnis: Yes, we plan to go about a third of the way up the hill. The majority of that would
be all vineyards, and then some of it would wrap around where the road goes up to the
existing house. The plan was it would be vineyards.
Commissioner Blank: Including the area that you currently have the development rights for the
homes, at least, for some period of time.
14
