Generally, we need to make sure the Specific Plans are followed. On the other hand, if
that's the only thing we are doing, then they do not need us. They could just take a check
box.
Commissioner Fox: Well, it is subjective as to what conforms to "...house design should be
limited to traditional architecture styles and forms, adjusted to conform to the character of
the site." Some people say yes, some people say no. But I do think that if they come up
with a plan that conforms to the height limitations, conforms to the story limitations,
conforms to medium-to-dark earthtone building colors, conforms to something that fits, I
have no problem with it if they were to come back with something that did that.
Chairperson Maas: We have been pretty specific, then, at least in giving you some guidance.
Ms. Decker: Yes.
Chairperson Maas: I will open the public hearing back up. John, did you have a question or a
comment?
Mr. McInnis: As the architect, I usually ask clients when they come to me to bring me pictures
rather than discuss this - it is easier. But I would like to ask you, I want to do a nice
house. If it is 25 feet or 27'/2 feet, I will do that. But I would really like to ask and get
your opinion - I know I am getting some mixed things here about the height, and that is
kind of a big issue for me. And would 27'/2 feet, two-story, or 27 feet, two feet over -
and by the way, the rooflines in Europe can go to 2 and 12, fairly flat, and it is very
typical there. It does reduce the impact on the site, if I can go two-story, and it does give
me some variety of roofs. I would like to be able to design aone-story spread out, and at
25 feet, it is just going to be, most of it will be 25 feet. So, can I get some opinion about
maybe going 27 or 27'/2 feet with two stories? I am only asking for a couple of feet over
the envelope.
Chairperson Maas: Let's see what flies. With that, I will close the public hearing. To me, the
height right now is not a big issue; it is the siting at that hilltop.
Commissioner Blank: Yes, because if we looked at a visual, there might be a visual of a
one-story that is 25 feet that, in terms of the visual impact, looks to the rest of the
neighborhood and to the other environments. And if we look at 27 feet, and because it is
two stories, they can make it so it sort of disappears. So, again, to me, that is the
judgment. I know the thing says one story, but do we force someone to do a one-story
and make it visually totally unattractive if someone can come up with atwo-story plan
that is really cool?
Chairperson Maas: And creative.
Commissioner Blank: And meet some of the other things, like the darker colors, and some of the
things that would normally be associated with that sort of thing. So, I do not want to, at
22
