The proposed house would be located at the top of the ridge near the southern property line.
The applicants propose to cut the existing ridgeline up to 40 feet (depth) to construct a large
flat pad for the residence. The quantities of cut and fill are presently unknown.
Access to the proposed house would be from a 12- to 16-foot wide private drive that
generally follows the location of the existing road to the existing residence. The drive
would be extended approximately 400 feet up the ridge to serve the proposed home site.
Approximately 62 trees would be removed to accommodate the proposed residence,
accessory structures, and the upper portion of the private road. Although not indicated on
the tree removal plan or discussed in the tree report, staff believes that additional trees may
need to be removed to accommodate the lower portion of the private road.
A 13,165-square-foot, two-story home with a habitable basement and a 1,345-square-foot,
four-car attached garage is proposed. Other structures proposed on this lot include an 880-
square-foot guest home (second unit) on the northwest side of the proposed home; an
approximately 2,000-square-foot "winery/barn" structure located north of the house and
slightly down the ridge (no plans were provided for this structure); and a 130-square-foot
pool house on the eastern side of the home.
An "Italian villa" design is proposed for the Sarich residence. The two-story home would
measure approximately 37.8 feet at the top of the cupola (building height in the Specific
Plan area is measured from the lowest elevation of the building to the highest elevation of
the building, excluding chimneys).
A color photograph of the color/material board for the Sarich Residence has been provided
which shows peach-colored stucco walls, tan-colored cast stone wainscot, and a mixture of
red-, orange-, and peach-colored Mission-style clay roof tiles. Standing seam copper
roofing would be used for the cupola and dormers. A color/material board will be available
for viewing at the workshop.
In the LDR portion of the property, a series of stepped benches would be graded and planted
with vineyards until the land is developed with homes.
A landscape plan is included with the plans.
IV. CONSIDERATIONS FOR THE WORKSHOP
This workshop is the Commission's opportunity to direct the applicant and staff as to issues it
wishes to be addressed. The proposed project does not appear to comply with the intent of the
following VACSP Land Use Objectives:
PUD-32 Page - 4 - June 8, 2005
