The Specific Plan identifies the site as Lot 27 which is part of Subarea 3. Subarea 3 is
primarily comprised of the hillside area located south of Vineyazd Avenue. The site topography
ranges from relatively flat (0-10% slope) along Vineyazd Avenue and on the hilltop near the existing
home, to slopes steeper than 30% neaz the northen and western boundaries. These latter slopes drain
into the creek that divides this property from the Roberts property (Lot 26).
The portion of the property closest to Vineyazd Avenue is covered primarily in native grass and
shrubs. From about 300' south of Vineyazd Avenue to the southern property boundary, the site
consists of oak woodland with dense stands of trees in some locations, particularly adjacent to the
creek.
There is currently one existing home with a detached gazage on the site. There is also an existing
barn located southeast of the home.
Surrounding Uses
East of the project site is the Heinz property which has Tentative Map approval for 18 lots.
Improvement Plans for this project are currently underway. Located to the west is the Roberts
property which contains an existing home and ancillary buildings. Vineyazds are currently planted
along Vineyard Avenue. To the south is the Foley property which is used for cattle grazing and
other agricultural uses. To the north are Lots 19 and 21 which have an approved Tentative Map for
development.
Land Use
The Specific Plan shows the following land uses on the project site:
1. Low Density Residential -located along the flatter portions of the site adjacent to Vineyard
Avenue. The Specific Plan allows for 6 units with a minimum lot size of 20,000 s.f.
2. Hillside Residential -The Specific Plan provides for the existing home to remain and allows
for 1 additional unit uphill from the existing home.
Open Space -This designation is applied to the steeper hillside areas on the site.
A total of 81ots are permitted, including the existing home to remain.
G:\AdminUobs-00\001101 \sarich.des.wpd
