1 I ,
Proposed Proiect '
In conformance with the Specific Plan Land Use Plan and related policies, the applicant proposes
a total of 8 lots, on the project site'consisting of 6 Low Density Residential lots, 1 new Hillside
Residential home and ~ existing homesite to remain. ,
Low Density Residential ,
The 6 Low Density Residential (LDR) lots are located along a cul-de=sac roadway which will ,
connect to the proposed stub street on the Lonestar (Centex) site to the north. The lots are '
20,000 s.f. minimum in size and conform to the lot depth and width requirements set forth in the
Specific Plan. T'he; lots all have stepped pad foundations to minimize grading and blend with
existing topography as called for in the Specific Plan Residential Design Guidelines. All
proposed cut/fill slopes have a maximum slope of 3:1 (horizontal:vertical). "Rounded Landform ,
Grading" is used to achieve a natural transition between graded areas and existing' terrain. ,
Approximately 10 oak trees (1 heritage) will be removed as a result of the proposed grading. No
specific building architecture is proposed at this time. .
Hillside Residential
The applicant proposes 2 estates homesites (1 acre minimum) near the top of the hillside. One
homesite is the existing home which will be demolished when construction begins on the upper
estate home. The applicant proposes a second homesite on the ridge above the existing home,
as provided for in the Specific Plan.
The estate home is to be an Italian Villa as described below:
• 2=story with a partial basement with an attached 4=car garage 12,395 sq. ft. of living space
with a 770 sq. ft. basement.
• Detached Structures include:
Guest House of 880 sq. ft.
Pool House of 130 sq. ft.
WineryBarn (two-story) of 2,200 sq. ft.
• The home was designed with the center section to be two-story and with the sides stepping
down to a one-story elevation.
• The home will be of earthen colors to match and blend into the hillside.
The home was situated as shown for the following reasons:
1) From a visual standpoint, the home's location allows it to be screened from offsite
view by the trees that are directly above the existing home. See Sheet 5 of 6 of
RJA's plans.
2) The only feasible driveway access is to wind around the knoll and enter the home
site from the east side. Access from any other direction is difficult due to the
steepness of the site.
3) Any other potential home location above the existing home is too steep or covered
G:W dminVobs-00\0011 O] \sarich.des.wpd
