'The Applicant wil~ request that the PUD <br />approve the lot configuration of the lower six lots but also provide for planting of a vineyard at that <br />location as an interim use. This would allow the Applicant to defer subdivision and construction of , <br />the six lower lots to a future date. As consideration for the development agreement, the Applicant • <br />would pay the Vineyard Corridor Fees (estimated by Staff at about $55,000 per lot) when the ' <br />Applicant receives the btii4ding~perinit for the proposed home. The development agreement would. • , <br />give the City the capital improvement costs necessary to complete planned improvements for the <br />Vineyard Corridor Specific Plan Area while delaying the actual impacts from development of the <br />six lower lots until a future date.
