with dense trees.
4) The site chosen has the minimum impact for tree removal and has the minimum
degree of slope.
The hillside will be graded to create a building site for the estate home. Lowering the elevation
of the home will allow the home to be hidden from offsite views by the existing trees
surrounding the building site (see Site Sections). The northwest facing cut slope along the
southern property boundary will not be visible from existing Vineyard Avenue or the Vineyard
Avenue realignment.
Oven Snace
Approximately 80% of the site will remain in natural undisturbed open space. The applicant or
any future owner of Lot 8 will own and maintain the open space.
Circulation
Access to the site will ultimately be provided by a connection to a road stub planned for the Lonestar
(Centex) property. This road stub is located at the western property boundary alongside the creek
and terminates at existing Vineyard Avenue. In order to avoid the wetland on the Heinz property,
the road will cross Vineyard Avenue (future trail) at an angle.. A portion of this road will be located
on the Heinz property. An easement is set ,aside on the Heinz property for this purpose.
~~
The proposed cul-de-sac serving the 6 LDR lots is proposed to be 32' in width (curb to curb) with
a 90' bulb at the end. This is the local street standard shown in the Specific Plan.
Access to the 2 Hillside Residential estate lots will be provided by upgrading the existing driveway.
As part of the upgrade, the existing driveway will be widened to a 16' pavement width with a 2' dirt
shoulder on each side. The driveway will generally maintain the current horizontal and vertical
alignment. Although portions of the driveway are as steep as 20%, it was determined that reducing
the slope gradient to 15% or less would require excessive grading and loss of trees. The driveway
configuration was reviewed by Eric Carlson at L.P.F.D, and given preliminary approval. A "T"
turnaround is provided adjacent to the existing homesite. Access to the upper estate lot is provided
by a new driveway that will be 12' wide with 2' dirt shoulders. A bulb turnaround is provided at the
end of driveway.
Utilities
Water, sewer and storm drain connections will be made at the proposed Court "A" connection to the
Centex development north of Vineyard Avenue.
G:\AdminUobs-00\0011 Ol \sarich.des.wpd
