No design has been provided for the proposed barn structure. Please provide
details concerning this structure.
Design guidelines should be provided for the future six homes on the Low-Density
portion of the project.
Please contact Planning Dept. staff for information concerning the Green Points
rating system for new residential developments.
Geotechnical Report
The project geotechnical report will need to be reviewed by the City's consulting
peer reviewer. Kropp & Associates will provide the peer review services. As
soon as I receive an estimate for the cost of their services, I will contact you and
request a deposit to cover those services.
Retaining Walls
Information is needed concerning the proposed design of the retaining walls along
the driveway/ access road. Please specify the type, materials, colors, and batter of
the walls, along with any anticipatedtie-back requirements for these walls.
Photomontage
A photomontage/ visual analysis is required for the proposed project as specified
in the VACSP. The VACSP requires that all practical efforts be made to screen
the view of improvements in areas exceeding the 475 ft. elevation. These areas
include several of the lots in the Low-Density residential district and the driveway,
homes, and all other improvements for the Hillside Residential lots.
Peer review of the photomontage is required. A deposit will be required for the
peer reviewer's services. I have spoken with your architect concerning the
vantage points for the photomontage and we agreed to have the peer reviewer
discuss the selection of vantage points with the project photomontage illustrator
prior to beginning work on the views.
Fire Safety
On-site water storage and automatic fire sprinkler systems are required for the
Hillside Residential homes for fire safety. Additionally, the VACSP requires
driveways to be 16 ft. wide and 20 ft. clear. The proposed driveway design does
not meet these minimum standards. Please contact Eric Carlson, Fire Marshal at
454-2330 to discuss the revisions needed to comply with fire safety requirements.
The new homes in this project which are next to land designated as Open Space
need to be protected by fire breaks and the use of fire-retardant vegetation. Please
provide a plan showing these fire safety areas.
