Project No. 9929.G Geotechnical Investigation/Vineyard Avenue, Pleasanton 8 August 2003
Proposed Development
Based on a proposed preliminary site plan, the proposed project is understood to consist of
developing the subject property for a total of 8 lots. Seven lots are proposed at the lower
northeastern end of the property near Vineyard Avenue, while one estate lot is planned at the top
of the hill at the southern end of the property. A new one- or two-story residence will be
constructed on each lot. Access to the subdivision will be provided by a new street off Vineyard
Avenue. Interior streets, driveways, and associated underground utilities will also be constructed.
Grading is proposed to consist of cuts to 40 feet at the estate lot, and fills of up to 15 feet within
the lower northeastern portion of the property along Vineyard Avenue.
Site Location and Description
The subject site is located in the northwestern side of Vineyard Avenue in Pleasanton California.
The irregular-shaped site is bounded by ranch type properties on southwest, southeast, northwest
and Vineyard Avenue on the northeast. Currently, there is an existing residence in the southern
portion of the parcel with associated barns and sheds. The residence is accessed via an asphalt
paved driveway off Vineyard Avenue. The residence pad area and driveway were created by
cutting and filling operations. The approximate areas of cut and fill are shown on Figure 2 Site
Plan. Abandon horse stables are located on the eastern part of the parcel adjacent to Vineyard
Avenue. A stock pond exists in the Swale at proposed lot 6.
Topographically the property is located on the north facing side slopes of a small mountain ridge
feature. Small mountain ridges and swales of various plunge orientation. Slope inclinations vary
from 8:1 to 4:1 (horizontal to vertical) in the northeastern part of the site to generally 4:1 to 2:1
elsewhere, with some locally steeper areas up to 11/2:1. The elevations of the subject site range
from 450 feet along Vineyard Avenue to 670 feet at the top of the hill where the estate lot is
planned.
TERRASEARCH, ina Page 6 of 53
