C CORNERSTONE
EARTH GROUP
Type of Services
Project Name
Location
SECTION 1: INTRODUCTION
Geotech ni cal Investigation
Ponderosa Active Adult Community
Ironwood Drive
Pleasanton, California
This geotechnical report was prepared for the sole use of Ponderosa Homes for the proposed
residential development in Pleasanton, California. For our use, we were provided with a plan
titled "Conceptual Site Plan, Ponderosa Active Adult Community, Pleasanton, California,"
prepared by Ruggeri Jenson Azar & Associates dated December 12, 2007.
1.7 PROJECT DESCRIPTION
C
The 23.1-acre site is located just east of the existing Ironwood residential development near the
eastern end of Mohr Avenue, in Pleasanton, California. The site is currently undeveloped. Two
temporary construction trailers are located at the south end of the site. Numerous soil
stockpiles and miscellaneous construction materials were observed across portions of the site.
We understand that an active-adult residential development is currently planned for the site.
Based on our review of the conceptual site plan prepared by RJA, approximately 112 single-
family residential lots are planned. New homes will likely be of wood-frame construction and be
supported on mat foundations. Appurtenant streets, parking, utilities, landscaping and other
improvements necessary for site development are also planned.
Structural loads and grading are yet to be determined; however, we assume the structural loads
will by typical for one- and two-story homes. We anticipate that grading will include cuts and fills
on the order of 1 to 3 feet, except in existing stockpile and excavation areas where cuts and fills
on the order of 3 to 6 feet may be required.
1.2 PREVIOUS STUDIES
For our use, we received a copy of a report titled "Geotechnical Investigation for Slope
Evaluation, Lake 1, Hanson Aggregates Radum Plant, Pleasanton, CA," prepared by Geocon
Consultants, Inc. dated October 19, 2007. The scope of this report was to evaluate the stability
of the northeastern fill slope (across the lake) and comment on the stability of the southwestern
slope (adjacent to Ponderosa's site). Geocon concluded that the stability of the southwestern
Ponderosa Active Adult Community
132-2-1
Page 1
