PUD-74 Environmental Checklist
Less Than
Potentially Significant Less Than
Significant Wi[h Mitigation Significant No
Issues Impact Incorporated Impact Impact
Aesthetics
Would the project:
a) Have a substantial adverse effect on a scenic
vista?
b) Substantially damage scenic resources, including, ~ ~ ~ ~X
but not limited to, trees, rock outcroppings, and
historic buildings within a state scenic highway?
c) Substantially degrade the existing visual character
or quality of the site and its surroundings?
d) Create a new source of substantial light or glaze
which would adversely affect day or nighttime
views in the area?
Discussion
a,b) The proposed project is not located in an area designated as a scenic resource, scenic
vista, or scenic highway. Therefore, this would be no-impact.
c) The proposed homes and clubhouse have been attractively designed. Three of the four
proposed house models would be one-story ranging between 17 to 24 feet in height,
depending on the model and elevation type. The applicant is
proposing to prohibit two-story homes on Lots 18-21 and 29-32 and provide a 10-foot
minimum western side yazd setback for Lots 19, 20, 30, and 31. Since there is an
existing seven-foot tall masonry wall along the project's western boundazy, the proposed
homes would be not visible or would be partially visible from the first floors of the
existing homes located directly to the west. Although the proposed homes would be
visible from the second floors of the existing homes to the west, the design and heights of
the proposed homes would be compatible with the existing residences in the adjacent
Ironwood neighborhood. Therefore, the existing visual chazacter and quality of the site
and its sunroundings would not be substantially degraded and this would be no-impact.
d) The project would include standard down lighting for roadways as well as typical lighting
for residential lots. Residences do not typically create substantial amounts of glare
because of the types of fixtures and the height of the structures. Lighting for the
recreation center will be conditioned to be directed downward and designed and/or
shielded to not shine on neighboring properties or roadways and to have the lowest
