F.2 The building maintenance staff shall be furnished with a green building maintenance <br />manual. This manual can be part of the standard operator's manual if necessary. <br />The O &M manual includes the following information at a minimum: <br />(1 Point) <br />(1 Point) <br />A copy of the Local Initiatives Support Corporation (LISC) Operations and <br />Maintenance manual (found at www.bayarealisc.orq). <br />A description of the development's green building features. <br />An explanation of the O &M procedures necessary to achieve ongoing green <br />building benefits. <br />Warranty, operation and maintenance instructions for all equipment and <br />appliances, including HVAC systems, water heating and conveyance systems, <br />replacement part numbers and ordering info for toilets, faucets, sinks, etc., and <br />more. <br />Recycling opportunities and procedures for residents and non residential areas <br />Ways to optimize water and energy use <br />Clear labeling of safety valves and controls for major house systems <br />Information about periodically checking for pests and termites <br />Information on organic pest control, fertilizers, and environmental cleaning <br />products <br />Information on proper turf, shrub, and tree irrigation and maintenance <br />Instructions for proper handling and disposal of hazardous chemicals <br />Instructions on how to reapply organic mulch to a minimum depth of 2 inches in <br />landscaping areas. <br />Verification: Provide plan notes on all plans submitted to the Building and Safety <br />Division and documentation stating that this measure has been met. <br />TOTAL POTENTIAL POINTS: 62.7 <br />POINTS TO CONSIDER <br />The following are points that may be achievable. The intent of this section is for feedback <br />purposes only as staff is not aware of design constraints nor is staff apart of designing the <br />project. The points and how verification would be achieved are outlined below.
