CA 94566
Email:
Re Downtown Specific Plan Task Force Meeting on February 26,2019:
Designatigrt of Safreno Family Property at 4212 First Street
Dear Mr Beaudin:
We intended to gel this letter to you last week for inclusion in the Task Force
package for February 26 but were delayed. I would appreciate it if you would
provide copies to the members for their meeting Tuesday night. Our office
represents the Safreno Family, the owners of the property at 4212 First Street
currently used as a service station. The gas station lease has expired and use will
eventually be terminated. In May of 2017.at the beginning of the deliberations over
the Downtown Specific Plan,we applied on behalf of the Safreno Family to have the
property redesignated in the Downtown Specific Plan ("DSP')as multi-family
residential instead of the current commercial designation to coincide with the
surrounding residential development. The Task Force in January, 2018 voted to so
designate the property. However, at its June meeting the Task Force reconsidered
that determination and voted to redesignate and rezone the property only following
the adoption of the DSP and not as a part of its adoption.
One of the reasons for the Task Force action was a concern over what sort of
development is proposed for the properly. We are enclosing a site development
plan prepared by the Dahlin Group that shows a conceptual residential development
with a pedestrian improvement on the corner of Vineyard and First Street and
sensitive pedestrian treatment along First Street.
We will appear before the Task Force on February 26 and urge that the DSP,when
adopted, designate the Safreno Property for multi-family residential development
and that it be rezoned for such use immediately upon the DSP adoption We
commit to processing the development entitlements through a PUD process that will
gyve the City full and complete discretionary review of any proposed residential
safa.N7ee,20701e6 i
omen Walnut Geek!San Franc Aka)!Newport Beech
14
