PUD-138 and Vesting Tentative Subdivision Map 8616 Planning Commission
10 of 28
association (HOA) and an agriculture/open space parcel (Parcel C) that will be retained by the
Spotorno family.

Access and Circulation
One public street, Spotorno Ranch Drive, is proposed to serve the project, and would connect
between Alisal Street (at the “jog” along Alisal Street), and Westbridge Lane. Westbridge Lane
would remain unchanged (i.e. through traffic would continue to be allowed).

New residences would take access directly from Spotorno Ranch Drive, except for Lots 13-15,
which would front and access from Westbridge Lane. Lots using Spotorno Ranch Drive would
have shared driveway entrances to minimize the number of driveway cuts and potential
conflicts with through traffic, bicycles and pedestrians. The proposed Spotorno Ranch Drive
would be 45 feet wide with two 14-foot-wide travel lanes (Figure 8)– this configuration could
accommodate parking on one side if the applicant chooses, as well as sidewalk, trail, and a
landscape strip.

Figure 7: Overall Site Plan (proposed)
