PUD-138 and Vesting Tentative Subdivision Map 8616 Planning Commission
11 of 28

Figure 8: Spotorno Ranch Drive Cross-Section (proposed)

Grading
Grading is proposed throughout the development area to create the predominantly flat pad
lots, bio-retention areas, and streets. A 3:1 slope bank would be constructed in the rear yards
of Lots 8-12 and between lots to create pads for the proposed development. An equal amount
of cut and fill is estimated; thus there would be no soil import or off-haul.

Open Space Area and Trails
The HVSP specified three trails on the Spotorno property: Happy Valley Loop Trail; Golf Couse
Loop Trail; and Spotorno Flat Area Trail. The proposed plan (Figure 9, also See Sheet L4 of
PUD Plans of Exhibit B in the Plans) includes the following:

▪ Happy Valley Loop Trail (in pink color): an up to six feet wide natural trail on the east
side of Alisal Street from the project site to connect to the recently approved trail on
Sycamore Road;
▪ Golf Couse Loop Trail (in blue and orange colors) this trail would be located on the
north side of Westbridge Lane along the project site;
▪ Spotorno Flat Area Trail ( in green color): This trail includes two segments:
¤ a trail located within the proposed Parcels A and B; and
¤ a trail located on the outer side of the proposed Spotorno Ranch Drive.
Golf Course Loop Trial and Spotorno Flat Area Tail would be built with the project, and the
Happy Valley Loop Trail would be “built by others.”
