City of Pleasanton–Spotorno Ranch Reduced Development Project
Initial Study/Consistency Checklist Environmental Checklist

FirstCarbon Solutions 145
https://adecinnovations.sharepoint.com/sites/PublicationsSite/Shared Documents/Publications/Client (PN-JN)/2148/21480021/Consistency Checklist/21480021 Spotorno Ranch Consistency Checklist ScreenCheck.docx
approximately 110 new residents would not affect the City’s ability to meet its library space
standard. Thus, the proposed project would not result in the construction of new or expanded
library branches. Therefore, impacts associated with other public facilities such as public libraries
would be less than significant, would not have any peculiar effects, and would not result in new or
more severe impacts beyond what was previously analyzed in the 1998 HVSP FEIR.
FEIR Mitigation Measures
MM O1 To protect new development from fire hazards, all residential structures located
beyond the five-minute response time from the nearest fire station as well as the
Golf Course clubhouse must be equipped with automatic fire sprinklers and Class A
fire-retardant roofing, and new homes within the five-minute response time area
are to be protected with at least Class B roofing.
Timing: Inclusion of sprinklers and designation of roofing materials to be confirmed
prior to issuance of building permits and during construction inspections.
MM O2 Use of wood shakes and shingles on new homes and on the Golf Course clubhouse is
prohibited.
Timing: Roofing specifications to be shown on building plans prior to issuance of
building permits.
Conclusion
No new significant impacts to public services would occur. The conclusions from the 1998 HVSP FEIR
remain unchanged.
