Site Design
The proposed residences are set toward the front of the lot, at an angle to the street.
The proposed siting allows for a large rear setback of over 200 feet for each lot, and
generous side setbacks of between 15 and 36 feet, which are all consistent with the
R-1-40,000 district standards (as seen in Table 1). The large setbacks are also
consistent with the existing rural -residential streetscape and substantially mitigate the
mass and scale of the proposed residence when viewed from Sycamore Road.
Side entry garages are provided to minimize the intrusion of automobile -oriented design
features within the residential neighborhood. The site improvements and proposed
outdoor spaces relate well to the site's rural character and are sensitive to the site's
natural features including the existing vegetation. The proposed site design meets the
NSSP guidelines in the following ways:
A landscape plan with street tree planting along Sycamore Road is provided.
In keeping with the rural character, no sidewalk is proposed along Sycamore
Road.
• A gravel area along Sycamore Road with a width of 8 -feet is provided for
walking/horseback riding and emergency off-street parking (as detailed below in
Figure 4).
Figure 4: NSSP Roadway Section for Sycamore Road
rJC-11 z -
I f
Sarartnre - S.
