City of Pleasanton
475 and 493 St. John Street Mixed-Use Project

44
A search of the SWRCB GeoTracker database and the California Department of Toxic Substances
Control EnviroStor database was conducted in September 2024. The project site is not within 0.25-
mile of a cleanup site shown on the EnviroStor database (California Department of Toxic Substances
Control 2024). The project site is within 0.25-mile of seven cleanup sites shown on the GeoTracker
database (SWRCB 2024). Five of the sites are listed as “completed – case closed,” which indicates
that required remediation has occurred and the project is no longer a hazards or hazardous
materials concern. The two active cleanup sites are dry cleaning facilities. These sites are 0.2 mile
south of the project site, and the proposed project would not involve modifications to these cleanup
sites. The ESA included an environmental regulatory database review, and determined there are no
hazardous materials sites within or adjacent to the project site (Appendix E). Therefore, the project
site would not be located on a site included on a list of hazardous materials sites, and there would
be no impact.
The nearest school to the project site is Amador Valley School, located approximately 0.25 mile
north of the project site. Shining Light Preschool and several over childcare centers are located
within 0.25 mile of the project site. As described above, the project would not involve the routine
use of hazardous materials and would not emit hazardous emissions or handle hazardous materials
within one-quarter mile of a school. Impacts would be less than significant.
The nearest airport to the project site is the Livermore Municipal Airport, which is 3.7 miles
northeast of the project site. The project site, like the DSP area, is not within the airport influence
area of the airport (Alameda County 2012). Therefore, the project would not result in a safety
hazard or excessive noise for people residing or working in the project area, and impacts would be
less than significant.
The proposed project would not require road closures and would not impair implementation of or
physically interfere with an adopted emergency response or emergency evacuation plan. There
would be no impact.
The project site is within a Local Responsibility Area for fire protection services, as designated by the
California Department of Forestry and Fire Protection (CAL FIRE). The nearest Very High Fire Hazard
Severity Zone (VHFHSZ) is located 1.8 miles southwest of the project site (CAL FIRE 2020). Because
the project site is not located in or near state responsibility areas or lands classified as VHFHSZs, the
project would not result in wildfire impacts. No impact would occur.
Overall, project impacts associated with hazards and hazardous materials would be less than
significant.
Effects and Mitigation Measures
No new or substantially more severe significant effects would occur to hazards and hazardous
materials compared with those identified in the Final EIR, and no new mitigation measures are
necessary.
Conclusion
Impacts would be less than significant, similar to the Final EIR, and no significant new or
substantially increased hazards and hazardous materials impacts would occur compared to those
identified in the Final EIR.
