City of Pleasanton—Villages at the Quarry Project
Project Description 15183 Consistency Checklist

10
Pedestrian Access
Pedestrian access would be provided throughout the project site. The
proposed project would include sidewalks on both sides of interior streets to
ensure that pedestrians have a continuous route throughout the community.
Residents would also have access to other communities through Busch Road
and Valley Avenue, both of which incorporate pedestrian connectivity
features such as trails along the development frontage on Busch Road (from
Valley Avenue to project entrance) and Valley Avenue (from Busch Road to
project entrance). The proposed project would include a looped trail: the
extension of the Iron Horse Trail on Busch Road from Valley Avenue to the
proposed project’s entrance; on Valley Avenue from Busch Road to the
proposed project’s entrance; and an in-tract trail along the west side of the
main street connecting development entrances on Busch Road and Valley
Avenue (Exhibit 5)
2.4.5 - Parking
Villages 1 Through 3
The single-family component of the proposed project would be required to
comply with all applicable parking standards. Between Villages 1–3, there
would be approximately 620 off-street parking spaces in the form of garage
parking spaces. In addition, it is anticipated that approximately 365 street
parking spaces would be available to serve the proposed project.
Village 4
The multi-family component of the proposed project would be required to
comply with all applicable parking standards. Pursuant to the benefits
granted via State Density Bonus Law for Village 4’s affordable residential
units, 1-bedroom units would require a maximum of one parking space, while
2-bedroom and 3-bedroom units would require a maximum of 1.5 parking
spaces. Therefore, the proposed project would be required to provide a total
of approximately 131 parking spaces for Village 4. The proposed project
would exceed these requirements by including a total of approximately 134
parking spaces, inclusive of 56 electric vehicle (EV) parking spaces given the
requirements of the California Green Building Standards Code (CALGreen).
Although Village 4 would otherwise require 102 EV parking spaces according
to the Pleasanton Municipal Code, the proposed project has requested and
would need to obtain a waiver pursuant to the density bonus application
and thus would meet all applicable CALGreen requirements.
