P22-0902/11991 Dublin Canyon Road Planning Commission
3 of 6
Figure 1: Project Site

Aerial image from Raney & Associates

PROPOSED PROJECT
The proposed project would include the development of a single-story, approximately 6,445-
square-foot Japanese teppanyaki restaurant with a kitchen, bar, dining room with nine cooking
stations and seating for 136 patrons, a lobby, office, bathrooms, a utility room, and a 43-stall
parking lot in front of the restaurant. Please refer to Figure 2 below. The proposed full-service
restaurant with alcoholic beverage service would be open six days a week from 4-9 p.m. The
restaurant plans to employ 25-40 part-time staff members and expects 75-110 people (guests
and staff) on the premises during business hours.

The restaurant building would be located on the site's south side with a parking lot in the front
(north side). The existing private driveway would be modified to provide access to the
restaurant and the existing single-family residence on the adjacent parcel. This driveway would
also be extended southeasterly to provide a turnaround area for emergency vehicles. Two fire
hydrants are proposed. The existing contour of the project site varies from approximately 376
feet above sea level on the north side of the property to approximately 403 feet above sea
level on the south side of the property. The proposed project would include cuts up to
approximately 21 feet and fills up to approximately 5 feet to create a building pad for the
restaurant building and parking lot. Tiered retaining walls are also proposed. The existing
concrete drainage ditch that bisects the site would be removed, and a new drainage ditch and
a new bioretention area would be installed.

The design of the building is contemporary and divided visually into three separate elements.
The two ends of the building are designed in a linear fashion, with full-length windows, and
capped with a stucco fascia in a neutral color. The middle portion of the building presents a
prominent arched entryway into the restaurant. Two rounded column elements define it to
soften the building and provide an additional focus for the entryway. The columns would have
glass tiles with water running down the columns into a pool at the bottom of each column. The
arched entryway flanked by the two columns terminate s in oval landscaped islands. The
