P18-0078, P18-0080, P18-0081, PUD-130 and Tract 8569 (Hidden Canyon) Planning Commission
20 of 28
TREE REMOVAL
Of the 208 on- and off-site trees surveyed, 95 of the trees met the City of Pleasanton’s criteria
for Heritage Trees5. These Heritage Trees include species such as coast live oaks, California
bays, bigleaf maples, blue gums, California black walnuts, valley oaks, apples, trees of
heaven, black locust, California buckeye, California incense cedar, elderberry, Mexican fan
palm, and willow. The project would require removing 61 trees, including 64 Heritage or
otherwise protected trees, due to direct or significant encroachment by the proposed project,
mostly due to roadway placements, improvements to Dublin Canyon Road, and rebuilding the
two new homes for the Lesters. The applicant will be able to preserve 147 of the 208 trees
surveyed, including 64 Heritage Trees. Figure 9 illustrates the location of the trees, and the
yellow highlights indicate which trees are to be removed, which as noted, are principally along
the Dublin Canyon Road frontage and in the lower elevation/northern part of the site. The
Director has made the determination required by PMC § 17.16.020(C)(4) that the protected
trees that will be removed must be in order to construct improvements to allow for the
economic enjoyment of the property and that the trees are situated such that their preservation
would preclude reasonable development.
Figure 9: Tree Plan
Please refer to Exhibit B, Attachment 1, for fully detailed and remaining project details.
5 Any single-trunked tree with a circumference of 55 inches or more measured four and one-half feet above
ground level; any multi-trunked tree of which the two largest trunks have a circumference of 55 inches or more
measured four and one-half feet above ground level; or any tree 35 feet or more in height.
