During the Planning Commission hearing
last month, the El Charro Road contribution became a singular issue discussed in a vacuum. The
Planning Commission members did not have the benefit of understanding the history of the project
and all the significant concessions that have already been made by the development team as part
of the PADA.
I just want to take a minute to remind everyone of the concessions the project’s development team
has made in order to work collaboratively with our neighbors and other stakeholders.
➢ Reduced the overall lot count from 194 to 189 units ~ loss of $10MM of revenue
➢ Created all smaller single-story homes along the western boundary which meant a loss of
18,000 SF ~ $9MM of revenue
➢ Agreed to create a maintenance CFD to absorb all normal City costs of maintaining public
infrastructure (City cost savings of approximately $4.5MM of 30 years)
➢ Agreed to build improvements along the City’s corporation yard
