I . RM-4,000 (Current zoning) Proposed PUD Development
Front Yard 30 feet 15 feet
Side Yard: 7 feet (one side) East Side: 12 feet for the
16 feet (both sides) building; 7 feet for the paseo
West Side: 15 feet for the
building; 11.5 feet for paseo
Rear Yard: 30 feet 49 feet
Building Hei!!ht: 30 feet 40 feet

The long, narrow configuration ofthe site has imposed some constraints in site development.
The project is further restricted by the creek setback of the Arroyo Del Valle at the rear ofthe
site. The applicant proposes a site plan that has units interacting with the streets (Vineyard
Avenue and Birch Creek Drive), attempting to create a relationship between the proposed
project and the existing neighborhood. In recognizing the existence of the apartment buildings
on the adjoining property to the west, the applicant proposes trees and shrubs along the west
property line to create a buffer between the existing and the proposed buildings.

In response to the Planning Commission's comments at the workshop session, the applicant
increased the number of on-site guest parking spaces from the originally proposed nine spaces to
a total of 12 spaces. Additionally, the CC&Rs governing the development would include
language requiring that garage spaces be used exclusively for parking purposes.

In response to Mr. Larry Cannon's comments, the applicant regrouped the units along Birch
Creek Drive to create a view corridor when viewed from Birch Creek Drive to the interior
buildings. The view corridor is a path lined with landscaping leading from Birch Creek to the
landscaping area at the courtyard by Building C and Building D.

In response to the residents concern of noise, the applicant decided to eliminate the tot lot. This
area would be used for landscaping. Staff, however, sees the opportunity of creating two
additional guest parking spaces; thus, bringing the number of the guest parking spaces to 15
spaces to further alleviate the existing parking shortage problem in the neighborhood. A
condition of the approval has addressed this issue.

Architectural Design

The proposed design scheme consists of various wall articulations and material selections. The
material pallet for each of the units contains horizontal Hardi-board siding and painted stucco.
The detailing and trim of the units are painted wood. There are three (3) color and material
schemes proposed at this time. The color and material exhibit portrays the manner in which the
schemes will be applied.

Case No. PUD-49

Planning Commission

Page - 5 -
