Page 1 of I

Marion Pavan

From: Fitzgerald, Joe [Joe.Fitzgerald@bscLcom]
Sent: Tuesday, June 20, 20066:01 PM
To: Marion Pavan
Subject: Lehman I Selway Project

larion,

wanted to follow up with a summary of my comments and observations spanning the neighborhood meeting, the planning
ommission meeting, and a personal conversation I had with Chairman Arkin concerning the proposed Ponderosa development
Ian for the Lehman I Selway property:

. Ponderosa homes has continued to be extremely diligent, helpful, and responsive in my dealings with them over
the planning phase of this project. On numerous occasions, they met with us personally to outline details of the proposed
project and were very willing to consider our concerns and viewpoints as a direct abutter to the proposed
development. Over the past several months, Pam Hatdy has provided us numerous updates and sought our feedback on
specific discussion topics that arose during the meetings mentioned above.
. We support the plan as presented at the last Planning Commission discussion and believe that the overall design fits nicely
into the density of surrounding neighbothoods. This includes generally larger lots and home sizes as you move east from
Kamp, Palmer, and towards Martin.
. We continue to support the concept of a sidewalk being included along as much of the length of Cameron as is possible
without providing undue disruption on the two properties that border the development on the north side of Cameron. In fact,
we believe that a sidewalk along only the new I proposed homes facing Cameron would be an improvement over current
conditions where pedestrians must walk down the entirety of Cameron Avenue. Again, the proposed solution should
minimize impact on the existing homes on the north side of Cameron.
. We support the plan of adding two new entrances onto Cameron because it is an existing public street. The western most
entrance (aligned with Equestrian) and the eastern most entrance are logical and provide the best access for the new
development while minimizing impact on Cameron. The proposed realignment of Cameron is logical and should be an
improvement over current conditions.
. The concept, as articulated by Chairman Arkin during my conversation, of adding any access points (pedestrian walkway or
street connection) to Trenery Drive is flawed. Trenery Drive is a narrow, non-sidwalked, private road that should not be
accessed as part of this project.
. We also do not support the concept of adding a street or pedestrian way along the southern boundary of the Selway
property. In particular, cars exiting the development via the proposed Martin Avenue access point would still return to
Cameron Avenue and not offer any traffic dilution on Cameron. This proposal would also greatly impact the existing homes
on Diablo Court, as well as, the existing Selway property.

closing, I am strongly in favor of the Ponderosa proposed development and encourage you and the rest of the city departments
consider all view points as this project is evaluated. The totality of the neighborhood's feedback should direct any final
!cisions.

vould very much appreciate you forwarding this note to Chairman Arkin (I do not have his email). Please feel free to call me with
IY questions.

>e Fitzgerald
'esident
lston Scientific - EP
18.895.3805

'52 Trenery Drive
:5.580.9700

22/2006
