• 30% of all traffic will flow down Valley - if it was just neighborhood shopping center that is
OK but this draw traffic from across the city. Just adds more fuel to the fire.
• When Stoneridge extended, both roads will share the concerns.
~4) Neighborhood character. No one wants Pleasanton to look like Dublin .
• The idea of a big box in the middle of residential areas does not fit with our
character (no matter how fancy we dress up the box.
• The building material business can be messy -do we want all of us who
walk drive by to see this type of situation (this truck was at Home Depot
for at last 3 months - it may still be there - in front of store (not in back
area).
• Debris from open trucks, such as lumber trucks, littering streets.
5) Economics -Have not heard this much -but those in the know are concerned.
• Will there by any tax base increase if 2nd store eventually closes down and just shifts
30% of remaining inventory to this store?
• Costs of roadway damage due to semi truck usage, hitting corner navigating turns, etc.
• Cost of even more traffic on Valley if Johnson store close and their remaining traffic
bumps Valley to 60% traffic usage level (or a partial shift to Stoneridge in future).
Please let me know your thoughts. If we are missing something and there are viable solutions to
our concerns, we want to hear. We know this is zoned commercial and have no issues there - it
is the unique characteristics of a construction/building materials company supplied by semis and
serviced by pick ups lining up before 6 a.m. that concern Pleasanton residents.
Nancy
••1..~
Heidi Massie
Communications Consu/tant
Ahhh...imagining that irresistible "new car" smell?
Check out new cars at Yahoo!
