The property is zoned C-R(p)
(Regional Commercial, peripheral) District.
ATTACHMENTS: 1. Mitigated Negative Declaration
2. Exhibit A, Site Plan,;Elevations and
Landscape Plan
3. Location Map
The Trammell Crow Company has purchase the 2.675 acre site on the
north side of Stoneridge Mall Road immediately east of the Breuners
Home Furnishing site and proposes to construct a four-story, 59,984
sq. ft. general purpose office .building on the property. It would
be constructed of precast concrete essentially the same color as
the shopping center. Solar gray windows would be used on the ground
floor while moderate reflective solar glass would be used on the
top three floors. The structure would be irregular in shape and
would employ balconies over the entrances .and at the northeast and
southwest extremities of the building. Portions of the spandrels
would be recessed slightly to add further definition to the structure.
All in all it should be a handsome and interesting building.
A parking ratio of one space for every 250 sq. ft. of net floor area
is proposed. This is the same ratio used for other general purpose
office buildings in the Stoneridge area. The parking area is well
landscaped as is the entire area around the perimeter of the building.
The landscaped area around the building would be mounded in some
locations. Some of the trees used in landscaping would be as large
as 24 inch box in size.
A mitigated negative declaration accompanies this report. Based
upon the Initial Environmental Study-done for this project, it is
the staff's opinion that case Z-81 -80 would have significant adverse
effects on the environment but that certain recommended conditions
of approval would reduce those impacts to an insignificant level.
If your Commission concurs with this environmental assessment,
you must make the finding that the negative declaration is
appropriate for the project. The .finding must be made prior
to taking action on the project itself. In making this finding
you should review the contents of Resolution No. 77-66 (Environ-
mental Impact Guidelines and Procedures). Please refer to page
8 of the Guidelines for the definition of significant effect
and pages 20 through 22 of the Guidelines for the details on
determining significant effect.
