actually going through and have his photo montages up and look at the computer. But
that was not within the budget -that was a higher budget -than our peer reviewer did.
The peer reviewer is an excellent peer reviewer -those are the kinds of comments that
can be addressed; and as to detail, those photo montages are quality photo montages that
are an accurate reflection of what the visual impact of this project will be.
Chairperson Maas: These photo montages were taken and developed by?
Mr. MacDonald: Pat McCalley from the Dahlin Group.
Chairperson Maas: Then we have Matt Brockway peer reviewing the photo montage?
Mr. MacDonald: Right.
Chairperson Maas: He made some interesting comments that I have not seen in a long time since
I have been on the Commission. I was surprised to read those comments, and all I can
say is I could really care less about the budget and how much you paid to whomever.
Mr. MacDonald: Our bill is not a serious problem, but I will say that we had substantially
completed both plans and peer review and geological and all that with some of the
technical details, and rather than go back again - we have been working with this for
years and years -and have one whole, big complete round with the peer reviewer....
Everybody, including the staff, said we need to get this in front of the Commission so you
can hear from the neighbors and hear from the architect and talk about if this a site
location that can work.
Chairperson Maas: Comment 8 is: "The estate home appears to be set at too low a finished floor
elevation, and the simulated views from the addresses at Vineyard Avenue neighbors."
That is a pretty substantial comment to make us think that maybe these photos are not
correct, that it is sitting lower, and it is actually going to be higher.
Mr. MacDonald: And that would be, again, that our guy will be able to either work out with the
peer reviewer, basically get those issues addressed, but we just did not engage in that
process.
Chairperson Maas: So, you are saying that if and when you do submit the PUD, you will have a
new photo montage with a new peer review.
Mr. MacDonald: Well, I suspect that it is going to be the same, with very minor adjustments. If
there are any variations in height, it is not going to be substantial. Pat McCalley knows
what he is doing. He has done most of the Vineyard Corridor photo montages. He asked
the peer reviewer to come and sit with him, and review the things that had been done. He
did not have time to do it, but there are not going to be major changes in those photo
montages. They are an accurate depiction of what is going to seen. There maybe some
little refinement, but it is not going to be a major change.
16
