connections within the development that would connect Kamp Drive, Mohr Avenue, or Busch Road
to each other. In addition, traffzc from the development was dispersed so that 31 homes on the west
side of the development would be connected to Kamp Drive, 47 homes on the north and northeast
east sides of the development would access onto Mohr Avenue, and all remaining development (i. e.,
97 single family detached homes, 16 duets, the 172-unit senior apartment complex, the church
facility, and the school option/Medium Density Residential senior housing site) would have access
from Busch Road.
3) Why is age limit not 65 as was plan with other area and I would have thought the spirit of senior
housing concept?
There are various stages of senior housing, from complete independent living to full care with
medical and meal services provided on site. The existing senior apartments at Ironwood are for
residents aged 62 years and older. Ponderosa is proposing the current development for those aged
SS years and older, which is considered a "senior citizen housing development" as defined by the
State of California Civil Code Section 51.3. Ponderosa will also follow State Civil Code Section
51.3 with respect to the age restrictions for the development. This code section was attached to the
Planning Commission staff report. Please let me know if you would like a copy.
4) What is the average age of the oldest household member of the existing Ponderosa highest end
homes at the development (the section near Mohr)? My reason for asking is to understand exactly
what the difference will be with the new area and to see what the difference, if any is. Knowing
pricing is --$1M, I would think the existing highest end homes in the development have owners who
average around 50 already (new question).
The City does not know the age of the residents at the existing Ponderosa development. In addition,
Ponderosa indicated that it does not collect that information and it is unlawful to do so (unless age
verif cation is a requirement for asenior-citizen housing development).
5) [Question from a prior email] What is the route that construction traffic will take? Given Santa Rita
and Valley are not supposed to have lazge trucks, I would like to see written stipulation with fines if
not followed, and oversight to insure construction traffic be required to take Stanley to Busch (and
not be allowed to take Busch/Santa Rita/Valley.
Regarding your haul route question from the first email, the City Engineer indicated that it would be
possible to prohibit large construction trucks from using Santa Rita Road, and to require that large
construction trucks use the Busch/Valley/Stanley route instead.
