(1 Point)
B.2.b At least 25% of the total building square footage will come from pre- manufactured
and complete building components (are finished or nearly finished), such as modular
bathrooms, bedrooms, kitchens or other rooms.
(2 Points)
C.3.b This point applies to wood framing on wood- framed buildings only. Forest
Stewardship Council (FSC) certified wood shall be used for at least 40% of all panel
products (OSB and /or plywood), calculated by square- footage of sheet goods.
Verification: A rough inspection from the Building and Safety Division (to verify the
FSC label) and submittal of FSC chain -of- custody certificates (or other
FSC verification method; such as invoices) to substantiate calculations
shall be provided.
*(2 Points) Dependent on percentage achieved
C.4.a At least 90% of all floor and ceiling joists with engineered lumber or steel, calculated
by linear feet or cost, shall be required. Pre assembled components (framing without
insulation) are allowed to be included in this measure.
(1 Point)
C.5.b Ensure that framing places are appropriately -sized for headers in each location. The
Building Inspector should be able to see distinctly different header sizes based on
different placements within the building. SIPS or other solid wall assemblies do not
achieve points under this measure. Pre fabricated components (insulated or not)
can achieve this measure if the OVE strategy is verifiable.
(1 Point)
Verification: Plan notes and documentation showing that 80% of lumber is pre -cut
when delivered. A rough inspection from the Building and Safety
Division will be required.
Verification: Provide documentation showing that building components are pre
assembled off-site and delivered to the project, along with percentage
of floor area calculations. A rough inspection, to see delivery and /or
installation of components or modules, from the Building and Safety
Division will be required.
Verification: A rough inspection from the Building and Safety Division.
Verification: Plans submitted to the Building and Safety Division are required to
have plan notes to verify header schedule for load bearing walls. A
rough inspection from the Building and Safety Division to verify that the
headers in non -load- bearing walls are 4 "x4" or less and that the
headers in bearing walls match the structural schedule.
Civic Square Apartments 7 of 14 Multifamily GreenPoint Comments
4800 Bernal Avenue PUD- 84- 21 -01M
